Apply online from any listing page. We verify income (typically 3x monthly rent), rental history and run a standard credit and background check. Most applicants receive a decision within two business days, and every adult 18 or older on the lease applies separately.

What is your pet policy?

Many of our homes are pet friendly, and each listing states its policy. Pet-friendly homes require a one-time pet fee of $300 per pet plus $25 monthly pet rent, with a two-pet maximum. Breed and weight restrictions may apply based on the property's insurance.

How do I submit a maintenance request?

Residents submit requests through the online portal or by calling our office. Non-emergency requests are acknowledged the same business day and typically scheduled within 48 hours. A 24/7 emergency line handles water intrusion, heating or cooling failure, and anything affecting safety.

Question 4

How much is the security deposit?

The standard security deposit equals one month's rent and is held in a Georgia trust account. It is returned within 30 days of move-out, less any itemized deductions supported by photos from the move-in and move-out inspections.

What lease terms do you offer?

We offer 12- and 24-month leases on most homes. Shorter terms are occasionally available at a premium. Renewal offers are sent 90 days before your lease ends so you have time to plan.

What does move-in look like?

Before keys are released we collect the first month's rent, the security deposit and proof of renter's insurance. We complete a documented walkthrough together, confirm utilities are transferred, and hand over smart-lock codes plus a welcome packet for your home.
